How buying works

Costs on top of the price

Prices are indicative. Purchase costs and taxes are extra: transfer tax or VAT, notary and land registry fees, and your lawyer's fee. We'll send a full breakdown for the home you choose.

  1. Reservation

    Choose your home and reserve it with a reservation agreement. The home is then marked Reserved on this site. Reservation terms on request (mock).

  2. Contract

    Your independent lawyer checks the paperwork and you sign the purchase contract before a notary. You'll need a Greek tax number and a Greek bank account.

  3. Build

    Construction takes under a year. We keep you updated as your home goes up, and where the permit allows you can adapt layouts and finishes.

  4. Handover

    We hand over your finished home, ready to live in, with the shared courtyard and pool complete.

  5. Optional management

    Keep it for yourself, or let the Hydra Bay team look after it and rent it to guests while you're away.
